Since Covid-19 and a very high demand for our homes, we are limiting in person tours to serious inquiries only.
For currently occupied properties, all tour requests must complete the request a viewing form, forward a copy of photo identification, drive by the property first, and view the virtual tours links prior to scheduling an appointment with the current tenants. 
All roommates/applicants should be included in the scheduled tour to prevent unnecessary disruption of the current tenants.
Photo ID can be emailed to to texted prior to viewing.

Occupied properties are shown when suits the tenant to respect the tenant's family time. Which day or time of day is best for your schedule? Please include everyone that will be on your application, only one viewing per application to respect the tenant's time.*

In order to prevent unnecessary disturbance to our current residents we do require a pre-qualifying application to be completed before viewing an occupied home. Due to such high demand for our properties we also recommend returning a completed application (no fee) to place you at the top of the viewing list. Due to so many calls per property we only offer viewings to serious inquiries and pre-screened prospective tenants. Upon approval of an application, any deposit/fees paid in earnest to hold a property are non-refundable whether the tenant backs out of the agreement or not.

We are a Zillow Recognized Community Pillar Landlord, helping approve first time renters and tenants who may not meet qualifications with other larger, impersonal companies. As a smaller, pet friendly company, who does not charge pet rent or fees per pet (just $150 all pets) Tenant's are responsible for the first $100 of all repairs and for maintenance of the property and the contents that are being leased to their original condition (light bulbs, filters, etc.) If you have a financial burden with any of these issues, please advise the landlord.
